What is a Patta?
Patta is a legal document issued by the Tamil Nadu government in the name of the actual owner of the property. A patta is also known as the ‘Record of Rights’. It proves the ownership of land and other other land details. A patta can be obtained from the Tahsildar’s office of the particular district.
What is a Chitta?
Chitta is a land revenue document maintained by the Village Administrative Officer (VAO) and the Taluk office. A chitta provides the relevant detail of the ownership, area, size, .etc of the land. Most importantly it classifies the land into nanjai (wetland) and punjai (dry land).
As of 2015, the government of Tamil Nadu does not issue a Chitta. The Patta and Chitta were merged into one document with all the relevant details mentioned in the Patta.
Details Contained in Patta Chitta
A patta chitta consists of the following details:
Name of the district, taluk and village.
Patta number, i.e. unique identification property number.
Name of the owner.
Survey number and subdivision of the property.
Is it a wetland or a dry land (Nanjai Nilam and Punjai Nilam in Tamil)?
Total area of the land in square metres or hectares.
Tax details, i.e. tax payable on the property.
Applying for Patta Chitta Online
After the Patta and Chitta got merged into one, the Tamil Nadu government has now made the process of filing Patta Chitta online. You can follow these steps:
Step 1: Visit the Tamil Nadu e-Services website. The website is available in two languages – English & Tamil.
Step 2: Click on the ‘View Patta / Chitta / FMB’ tab.
Step 3: Select the ‘District’, ‘Taluk’ and ‘Village’ from the drop-down box. Select the option ‘Patta Number’ or ‘Survey Number’ in the ‘View Patta/Chitta using’ bar. Select ‘Land Type’ as ‘Rural’ or ‘Natham’. Enter the ‘Survey Number’ and ‘Sub Division Number’ if the ‘Survey Number’ option is selected in the ‘View Patta/Chitta using’ bar. If ‘Patta Number’ is selected in the ‘View Patta/Chitta using’ bar, enter the ‘Patta Number’. Enter the ‘Mobile’ and click the ‘Get OTP’ button.
Step 4: Enter the OTP sent to your mobile number and click ‘Submit’.
Step 5: Upon submission of the property details, a Patta Chitta will be issued online with details of the property.
Steps to Check the Status of Your Patta Chitta
The status of Patta Chitta application can be checked online by following these steps:
Step 1: Visit the Tamil Nadu e-Services website.
Step 2: Click on the ‘Application Status’ tab.

Step 3: Enter the ‘Application Number’, ‘Enter Authentication Values’ and click ‘Submit’.

Step 4: The status of your application will be reflected.
Validity of Your Patta Certificate
The validity of your Patta Chitta certificate will depend on the property type:
For Land Owners – Valid till the property is under the owner’s name.
For New Owners – Must be updated after purchase or inheritance.
Fees for Patta Chitta Application
A patta can be obtained online for a nominal fee of Rs.100.

You can download the Patta Chitta of your land by following the below steps:
Step 1: Visit the Tamil Nadu e-Services website. The website is available in two languages – English & Tamil.
Step 2: Click on the ‘View Patta / Chitta / FMB’ tab.
Step 3: Select the ‘District’, ‘Taluk’ and ‘Village’ from the drop-down box. Select the option ‘Patta Number’ or ‘Survey Number’ in the ‘View Patta/Chitta using’ bar. Select ‘Land Type’ as ‘Rural’ or ‘Natham’. Enter the ‘Survey Number’ and ‘Sub Division Number’ if the ‘Survey Number’ option is selected in the ‘View Patta/Chitta using’ bar. If ‘Patta Number’ is selected in the ‘View Patta/Chitta using’ bar, enter the ‘Patta Number’. Enter the ‘Mobile’ and click the ‘Get OTP’ button.
Step 4: Enter the OTP sent to your mobile number and click ‘Submit’.
Step 5: Upon submission of the property details, a Patta Chitta will be issued online. You can download and take a print out of it.
How to Verify Patta Chitta Online?
Follow the steps below to verify your Patta Chitta certificate:
Step 1: Visit the Tamil Nadu e-Services website.
Step 2: Click on the ‘To Check Patta / Chitta Details’ tab.
Step 3: Enter the ‘Reference Number’, ‘Mobile Number’ and click ‘To receive a password (OTP)’ button.
Step 4: Enter the OTP and ‘Submit’ to verify details of your Patta Chitta.
How to Transfer Patta Chitta?
When you sell or inherit a property, you should apply for transferring the Patta Chitta to the new owner’s name. You can transfer the Patta Chitta records online by following these steps:
Step 1: Visit the Tamil Nadu e-Services website.
Step 2: Click on the ‘Apply For Change of Title’ tab.
Step 3: If you are a new user, click on ‘Are you new to TamilNilam site?’ link. Register on the website by entering the required details. Log into the website by entering your mobile number and OTP.
Step 4: Enter the required details, upload the required documents, pay the fees and click ‘Submit’
Step 5: The revenue officer will verify the details and approve the transfer.
You can also apply to transfer the Patta Chitta records by visiting the Taluk office. Submit an application for Patta Chitta transfer to the Taluk office along with the required documents, such as sale deed, settlement deed, partition deed, gift deed, exchange deed or release deed. You also need to submit identity and address proof documents. The revenue officer will process the application, approve the transfer and issue the Patta Chitta in the buyer’s name.
